Purchasing a home for the first time is a big and important task. With a well-organized, proven approach to the home buying process, we can help you find the home of your dreams.
Owning a home provides pride, security and financial stability. A home is not only shelter, it is a financial investment which appreciates in most markets over time and generally provides significant tax benefits.
We can represent you as either a Buyer's Agent or a Transaction Broker.
As Buyer's Agents, we give you (the Buyer) representation during the entire home buying process.
As Transaction Brokers, we facilitate the transaction (we'll provide the
paperwork, but do not give counseling on pricing or financial matters.) Most people do need a mortgage in order to buy a home. It is important to work with your Real Estate Agent's preferred lender because the lender already has proven to be professional and reliable. It does not however preclude the buyer from checking with different lenders. Buyers should examine their lifestyle for areas where they can cut back and increase their savings. They also should look at reducing their personal debt. Most Lenders prefer that long-term debt does not exceed 32 to 38 percent of monthly gross income. Prospective Buyers can also get ready to purchase a home by examining their credit record. Borrowers should have a clean credit record- with no bills 30 days past due in the last year. In this meeting, we will walk the Buyer through all steps of the home buying process: from selecting the home that is right for them to closing. We will familiarize the Buyer with forms necessary to complete the process. We will have a question and answer session in which the Buyers fill out a Buyer's Needs Analysis Worksheet. This worksheet will determine what is important to the Buyers in finding a house (and working with their Agent). We will discuss with you the advantages of a Preferred Lender. As your Agents, we will write the purchasing contract (Purchase price, Closing date, Additional provisions, etc.) to your specifications and present it to the Seller's Agent. We will counsel you in negotiations and help close the purchase.
